2026 has seen the Adelaide property market undergo a transformation compared to previous years. While there has been growing concern across Australia, particularly in cities like Sydney and Melbourne, Adelaide’s property market continues to perform strongly. Homes coming to market are still generating strong interest from motivated buyers, while buyers are having more success getting their foot in the door with less competition and more fairly priced homes. The main trend we are seeing is that, while the number of attendees at open homes may be lower, a property that is strongly marketed and well presented is still generating strong interest from motivated buyers.
The southern suburbs in particular have continued to perform well, with median property prices rising and the area attracting a wide range of buyers. “There has definitely been a shift in buyer behaviour across our southern suburbs. There are more properties competing for buyers’ attention, and buyers are taking a much more considered approach to what they choose to pursue,” says Jemma Turner, Area specialist for Myponga, Aldinga Beach and Sellicks Beach.
“What we are seeing, though, is that the right homes are still being responded to extremely well. Properties where the owners have put the love in, well presented, well maintained and positioned appropriately for the current market, are attracting strong interest and, in many cases, offers within the first week. Homes requiring more work are generally taking a little longer to find their buyer. So, while it may no longer be the market where simply putting a property up for sale guarantees a crowd at the first open, motivated buyers are absolutely still there and prepared to act quickly when they see value,” Jemma Turner said.
“The market across Sheidow Park, Trott Park, Happy Valley & O’Halloran Hill is continuing to feel positive. These suburbs continue to be very appealing to families, first-home buyers & buyers looking to get more for their money, which is helping to keep demand strong,” says Danielle Purcell, Area specialist for Sheidow Park, Trott Park, Happy Valley and O’Halloran Hill.

“Although lower levels, we’re seeing genuine buyer enquiry, particularly for homes that are well presented, priced correctly, & offer good value for money. There is still a real shortage of quality homes coming to market, & when the right property does hit the market, we’re seeing buyers prepared to move quickly & compete strongly,” Danielle Purcell said.
“Heading into spring, I’m feeling optimistic about the market across the area. We’re already seeing buyers becoming more active & preparing to make their next move. I think increased stock through spring will create even more opportunities for both buyers & sellers,” Danielle Purcell said.
